LEASE INFORMATION

WHAT IS A "LEASE PROGRAM'?

Your resort property may be included in a lease program, which means the management company will be leasing your individual unit for a period of time (most commonly 18 to 24 months) so that you are guaranteed a predetermined monthly lease amount.

The HCS lease program includes:

• Monthly HOA fees
• Operational Cost for Hotel
• HCS Management Fee

Items not included with the lease are:

• Mortgage/Principal/Interest
• Property Tax
• Insurance (Liability and contents, if required)
• Credit Card Fees, Travel Agent Commissions, Linen
• Maintenance Issues—including preventative maintenance services
